We are going to take a look at some of the best suburbs of San Antonio and outlying areas that have the most options for larger homesites and much more affordable pricing than you’ll find anywhere else in the area.
Everybody that’s moving to Texas wants a house with land. What most people that are moving here don’t realize is that the land is not as cheap as they are thinking or hoping for.
To find homes with acreage in San Antonio is actually pretty rare. Many of the newer developed areas and master planned communities are developed with the intention of fitting in as many homes as possible. This is a main reason why homes are much more affordable in those areas. Because there isn’t much land that comes along with the house.
Finding Acreage Near San Antonio
When I have buyers that are relocating to San Antonio, they sometimes have their hearts set on larger homesites. We have to get creative and think outside the box of San Antonio. This is where we find the best options that are in realistic price ranges for them.
So let’s go through some of these areas near San Antonio that have the most options for homes with acreage. I’m also going to show you a few that you’ve probably never heard of!
New Braunfels Homes with Acreage
The first area that we’re going to look at is New Braunfels, TX. It has become one of the most talked about and desirable areas to consider for families that are moving to the San Antonio area. For those that want to live in a smaller city, rather than a major metro, this San Antonio suburb is a frequent destination.
New Braunfels has one of the biggest booms of new construction homes in the San Antonio area, which is appealing to many people. (You can browse through new homes in New Braunfels here.) There are very few inventory new construction homes that are on over a quarter of an acre, though. You will find certain communities, however, that have the acreage lots to purchase. You can then choose your builder and design your custom dream home from the ground up.
When it comes to resale homes though, there is definitely more selection for larger homesites. You can find an incredible home, with large square footage on a 1 acre tree-studded lot, with an has an amazing backyard space for entertaining. The home itself is typically loaded with high end features and upgrades, and at a much more affordable price than you could find inside of San Antonio.
Why Do Families Love New Braunfels?
The location of New Braunfels works out for many. It is close to San Antonio and Austin, but far enough away from both that you don’t feel like you’re living near a large city.
The real reason why people fall in love with New Braunfels, is the Hill Country vibe and a family-centered lifestyle. There are tons of things to do, and so much to explore! There are numerous community events throughout the year, from Wurstfest, to the Comal County Fair & parade, historic homes tours, car shows and so many more attractions that bring people from all over the state.
It’s a well-known destination for tourists and locals throughout the summer months, because of Schlitterbahn water park and all of the river and lake access points. It’s also popular among families moving to the San Antonio area because of the highly rated school districts of Comal & New Braunfels ISD.
Homes with Acreage in Canyon Lake
If you love the idea of living near a lake in the Texas Hill Country, you can find some great acreage options near Canyon Lake. This small town is located west of New Braunfels and North of San Antonio. It’s a much more rural area, less available in the way of shopping, restaurants, and entertainment. There are plenty of lake & outdoor centered activities though! If you’re a family that loves outdoor adventures, Canyon Lake could be perfect for you!
More Homes with Acreage Near San Antonio
Boerne, TX is a well-known, and well-loved suburb of San Antonio. It is NW of San Antonio on the I-10 corridor. There are tons of videos out there all about Boerne! This is because so many people just love this area of the Texas Hill Country. It has a cute downtown area that hosts community events throughout the year.
There are tons of fun little restaurants, boutiques, breweries and antique shops. Main St. in Boerne is always pretty active, but especially on the weekends. You’ll find people strolling through downtown just enjoying the atmosphere and all there is to see and do. There is plenty of access to the local rivers, creeks and lakes that the Texas Hill Country is famous for. Families also love the hiking and nature trails, and it’s just a short drive from the Texas Wine Country.
Boerne Homes with Acreage
When it comes to larger acreage homesites, Boerne has some great options! They are definitely on the pricier side, being that the median home price here is higher. Because Boerne is such a desirable area, many people are happy to pay the higher price tag to own their property in the gorgeous Texas Hill Country!
Top-rated schools, and a family-centric community make Boerne a great contender, if you’re looking for large acreage homes near San Antonio.
Rural Homes with Acreage Near San Antonio
Now we are going to change things up and get out of the Hill Country. We are going to check out La Vernia, TX. It’s about 40 minutes east of downtown San Antonio. If you’re reading this, and you already live in the San Antonio area, you’re probably thinking, “La Vernia???” It’s not a well-known option, and not a popular destination for those that are moving to Texas.
It’s the definition of a tiny little Texas country town! BUT, some people are looking for exactly that. If you’re a family that:
- Loves the idea of rural living
- Wants to be further outside of San Antonio
- Needs acreage, but you don’t want to spend a ton,
La Vernia could be the perfect option for you!
Many of the homes in La Vernia are large square footage, ranch style custom homes, at affordable pricing. You will also find some new construction homes that are built on larger acreage lots in the La Vernia area.
Hidden Gem
Now, we are going to head to another small town, Castroville, TX. This one is definitely what I would consider a hidden gem of San Antonio suburbs (for more reasons than just the large acreage homesites).
Castroville is just west of San Antonio, about 15 -20 minutes from Loop 1604. Here’s what makes it a great option:
Even though Castroville is tiny, and there’s not much inside the town itself, you are within minutes of the outskirts of San Antonio. This far west side of San Antonio is booming with development and has everything that you need. Form shopping, to dining, to entertainment, to pharmacies, they are in the midst of heavy development in this area.
So, you really have the best of both worlds in this area with the rural, country environment and still everything that you need in San Antonio within a few minutes drive. Many of the newer homes in Castroville have a beautiful, luxurious finished out. They are true Texas ranch style homes that are on huge homesites. Some of them are located in gated, luxury communities, including one that is a gorgeous golf club community.
The Most Home & Land for Your Money in San Antonio
This is what I mean when I say that the best places to find beautiful custom and NOT cookie cutter homes on acreage in the San Antonio area, is to look outside of San Antonio area. You just have to know someone who knows the area well.
