If you’re considering buying a brand new home, you don’t want to miss these PROS & CONS of buying new construction in San Antonio! Plus, I have even more tips & tricks that you need to know before you start your home buying process.

Why are there so many new construction homes in San Antonio?

Because of all of the population growth in the San Antonio area, inventory for new construction homes is booming! If you’ve driven anywhere on the outskirts of the city, you’ve likely noticed all of the builder signs for brand new communities. But, before you stop by the builder’s sales office, here are a few things to know about buying a brand new home in San Antonio:

Pros of Buying New Construction Homes:

  • Sales prices of new construction homes in San Antonio can be much more affordable than resale homes
  • There are typically incentives to assist with buyer closing costs, better interest rates, or interest rate buydowns, upgrades, etc.
  • Warranties-from workmanship, to mechanical, to appliances, it gives you peace of mind to know that these items are covered for the first 1-5 years. Builders will usually provide a 1-2-10 warranty (1 year workmanship, 2 years mechanical, 10 years structural), but this will vary by builder.
  • Energy efficiency is key to making sure your utility bills stay as low as possible. Up to date insulation, radiant barrier, double pane windows, more efficient HVAC units-all of these things make a big difference.
  • No funky smells, weird paint colors on the walls, worn carpets, or oil spills in the garage.
  • No need to replace any high-dollar items (roof, HVAC, water heater, plumbing) for the first several years.
  • Living in a brand new home that has never been occupied before-that’s a feeling that’s hard to describe!
  • New construction homes tend to be great options for those that are relocating to San Antonio! The timelines are usually a little more flexible than they are with resale homes since there are inventory homes that are in various stages of construction.

Cons of Buying New Construction Homes:

  • Sales prices of new construction homes in San Antonio are not always stable. If we are in a seller’s market with very little inventory, builders will periodically increase sales prices.
  • The incentives that are offered are typically only available IF you use the builder’s preferred lender & title company. So, while you can choose to use your preferred lender, they may not be able to offer the same incentives.
  • Some builders are notorious for building low quality homes. We will overcome this with third party inspections, and very thorough walkthroughs with the builder to address any visible quality issues.
  • Living in a construction zone can be messy! If your street (or a large part of the neighborhood) are still under construction, consider the noise from tools & machinery, the mess (dirt, debris, trash), the nails & screws that you could get in your tires…it’s definitely something that you want to think about before you decide.
  • Depending on the price range you are looking in, some of the more affordable new construction home neighborhoods in San Antonio can appear to be more “cookie cutter.” They tend to have smaller lots, similar floorplans & elevations, there are usually no mature trees or landscaping.
  • When you’re ready to sell that home (in the future, of course), if there are still homes being built, you will be up against brand new homes as your competition. You will likely need to price much lower than the brand new homes are selling for in order to compete, which could mean losing some equity. Of course, this all depends on the current market, the neighborhood, etc.

  • How soon do you need to move into a new home? If you need to move into something new rather quickly, AND you are looking for very specific features in a home, new construction may not be the best option for you.   • Do you like to work on home projects and do-it-yourself? If your answer is no, new construction may be a good fit. With everything brand new, all of your customizations chosen, and a home warranty you won’t need to do any fixing up for a while. BUT, you can definitely make all the upgrades that you want to satisfy that DIY itch!
  • Are you looking for something specific, and have a flexible timeline? If your answer is yes, a custom build may be a good option. You’d be able to build something that fits your needs and desires. Plus, if you can find land in your desired location, your dream home awaits!
