What Westover Hills Is + How It Sits in Far West San Antonio
Westover Hills occupies a specific position in the far west San Antonio landscape. It’s not the furthest out, and it’s not the most suburban-feeling of the corridor’s communities. It is well-established, well-located, and conveniently connected to the city in a way that communities further outside Loop 1604 aren’t.
Westover Hills sits along the Highway 151 corridor on San Antonio’s far west side, inside or immediately adjacent to Loop 1604. The SeaWorld campus sits nearby, and the area benefits from the retail, restaurants, and services that have built up around that corridor over the years. This is a neighborhood where San Antonio’s far west character meets the still-recognizable feeling of being inside the city.
That distinction matters more than it might seem on a map. Drive through Westover Hills and then drive through the Alamo Ranch or outer Potranco area, and you’ll feel the difference. Westover Hills has a more urban adjacent energy: busier streets, more established commercial, the sense that San Antonio is right there. Alamo Ranch and the outer corridor areas feel more removed, more purely residential, more disconnected from the city’s pulse.
Who Lives in Westover Hills
One thing I’ve noticed after years of working with buyers in this corridor: Westover Hills tends to draw a different buyer profile than the communities further outside 1604.
Local San Antonio buyers who grew up here or have lived here long enough to know their way around are more likely to end up in Westover Hills. They understand the location, they know what’s around it, and they’re comfortable with the trade-offs that come with being closer in. Being close to the city isn’t a downside for them, it’s actually what they prefer. They want newer construction and good schools without feeling like they’ve moved to the edge of civilization.
Relocating families from out of state, by contrast, tend to gravitate toward communities outside Loop 1604: Alamo Ranch, the Potranco corridor, the outer developments. There tends to be more new construction inventory, slightly more isolated feel, and the sense of a clean break from wherever they came from. Part of it is simply that those areas get more attention in online search and relocation research.
For Lackland military families specifically, Westover Hills is one of the strongest options in the entire metro. Highway 151 puts you at the gate in 15 to 20 minutes, which is one of the most direct commutes available from any far west neighborhood. For a Lackland family whose top priorities are gate proximity, newer construction, and Northside ISD schools, Westover Hills often represents the best combination of all three.
The far west commute guide includes specific Westover Hills drive times to Lackland, downtown, and the Medical Center. It’s helpful to cross-reference before you commit to a specific street.
The Commute Picture
Highway 151 is Westover Hills’ primary commute artery, and it functions well for most destinations on San Antonio’s west and northwest sides.
To JBSA Lackland: 15–20 minutes. This is genuinely one of the best gate commutes in the metro from any neighborhood with new construction and Northside ISD access.
To downtown San Antonio: 15–20 minutes depending on time of day and exact destination.
To the South Texas Medical Center and northwest SA employment corridor: 15–20 minutes via Highway 151 and Loop 410 or Highway 10.
To Loop 1604 retail and the Alamo Ranch Marketplace: 10–15 minutes.
One honest note: Loop 410 and the interchange areas around Highway 151 get congested during peak commute hours. The 151/410 interchange specifically is one of the busier spots in the far west area. If you’re planning a daily downtown commute, run the route at 7:45am before you commit to a specific address.
Schools in Westover Hills
Westover Hills is served by Northside ISD — the largest school district in San Antonio and a consistent draw for families in this corridor. The district serves far west San Antonio with well-established campuses and the full range of programs you’d expect from a large, well-funded district: AP and dual-credit courses, strong fine arts and athletics, and the kind of established infrastructure that comes from decades of steady growth.
For the full picture on Northside ISD campuses and how they map across the far west corridor, see the Schools in Far West San Antonio guide and the Schools in San Antonio overview.
One reminder: always verify the specific campus assignment for any address you’re seriously considering. In a developed area like Westover Hills where boundaries have been drawn and redrawn as the district grew, the school your neighbors’ kids attend may not be the same school that serves your specific address.
What Home Prices Look Like in Westover Hills
Westover Hills generally runs in the middle tier of far west San Antonio pricing — not as affordable as the outer Highway 90 west corridor, and not as premium as the furthest-out Potranco acreage properties, but solidly in the range where a relocating family gets genuine value.
$320K–$450K — Entry to mid range. Mix of resale and some new construction at accessible price points. Good Northside ISD access. This is the range where Lackland military buyers using VA loans find the Westover Hills value proposition makes the most sense.
$450K–$600K — Move-up range. Larger homes, better finishes, more lot size in some communities. The best-positioned properties in well-maintained established sections of Westover Hills.
$600K+ — Premium properties and custom builds, less common in Westover Hills than further out in the corridor but available.
One thing worth knowing: Westover Hills tends to have a higher proportion of resale inventory relative to active new construction compared to Alamo Ranch and the outer Potranco communities. If new construction is specifically important to you, the inventory picture is better further outside 1604. If you’re open to well-maintained resale in an established neighborhood, Westover Hills often offers good value per square foot.
Westover Hills vs. The Rest of the Far West Corridor
Westover Hills vs. Alamo Ranch: Westover Hills is more established and closer in. It’s more city-adjacent, less isolated. Alamo Ranch has more new construction activity, more master-planned community feel, and a more removed suburban character. Both are Northside ISD. Price points are comparable, though Alamo Ranch often has more active new construction at the entry level.
Westover Hills vs. Outer Potranco: The outer Potranco corridor offers more space, more land, more Hill Country adjacency, and more new development. But at longer commute times. Westover Hills is the right choice for buyers who want the far west location without fully committing to the outer corridor lifestyle.
Westover Hills vs. staying inside 1604: If you’re considering neighborhoods inside Loop 1604 vs. Westover Hills specifically, the trade-off is typically newer construction and lower price per square foot (Westover Hills) vs. shorter city commutes and more established neighborhood character (inside 1604).

Is Westover Hills Right for Your Family?
Westover Hills is a strong fit for buyers who want newer suburban living with Northside ISD schools, prefer to stay connected to San Antonio proper rather than feeling fully disconnected, and value short Lackland gate access above a purely isolated suburban experience.
It tends to be less ideal for buyers who specifically want to be outside the city entirely, who are prioritizing maximum new construction selection, or who want the Hill Country adjacency and open-land feel of the outer Potranco and 211 corridors.
Buyers who want more space or lower prices than Westover Hills typically offers often look at the Potranco corridor or the broader Alamo Ranch area. These are further out, more actively developing, and more competitive on price per square foot.
