Entry-level new construction starts in the low $300s. Move-up homes with more space and finishes run $400K–$550K. The area keeps expanding northwest, which means if a community you heard about six months ago is sold out, there are likely two more that opened since then.

Northside ISD serves this corridor. It’s a large district with strong resources, solid academics, and the kind of established military-family infrastructure that comes from years of welcoming PCS families. Schools here know how to handle mid-year transitions smoothly.

One thing worth knowing: this area is genuinely hot. New construction here moves quickly, and the most popular floor plans in the most desirable communities can have waitlists. The Highway 90 West / Southwest 1604 Corridor

Approx. 20–30 min to Lackland gate | Mix of Northside ISD & Southwest ISD | $250K–$420K

If gate proximity and affordability are your primary drivers, the Highway 90 west corridor and the southwestern stretch of Loop 1604 deserve serious consideration. This area sits closer to Lackland than the Alamo Ranch corridor and generally offers lower price points — making it a strong option for junior enlisted families, families with shorter expected assignments, or buyers who want to maximize their BAH-to-mortgage ratio.

The trade-off is that this corridor is more mixed in terms of age of housing stock and neighborhood character. You’ll find established subdivisions alongside newer development, and school district assignments vary — some areas fall within Southwest ISD rather than Northside ISD. Always verify the specific district and campus for any address you’re seriously considering.

The Highway 211 corridor connecting to Potranco Road is also worth knowing about — it creates a practical link between the 90 west area and the Alamo Ranch corridor, and communities along this stretch offer good access to both the base and the retail and amenities of far west San Antonio.

The Northwest Corridor

Approx. 35–45 min to Lackland gate | Northside ISD | $280K–$480K

Helotes

Helotes sits further northwest and delivers a noticeably different lifestyle — more Hill Country character, larger lots, rolling terrain, and a slower community feel than the master-planned subdivisions closer to the base. For Lackland families where lifestyle matters as much as commute and budget allows, Helotes is worth a serious look.

The longer gate commute is the real consideration here. For a family where one or both partners work on base daily, 30–40 minutes each way adds up over the course of an assignment. For hybrid or remote workers, or families where the non-military partner commutes elsewhere in the city, the calculus often works out in Helotes’ favor.

Boerne

Approx. 45–55 min to Lackland gate | Boerne ISD | $400K–$900K+

Boerne is only realistic for Lackland families in specific situations — remote workers, dual-military households where Lackland is one of two duty stations, or families where school district quality is the absolute top priority and commute time is secondary. For most Lackland families, the drive is simply too long for a daily basis. That said, if your situation fits, Boerne delivers exceptional schools and a quality of life that’s hard to match anywhere in the metro.

Schools Near JBSA Lackland

The school picture for Lackland families is one of the strengths of this assignment. Most of the primary off-base corridors fall within Northside ISD — the largest district in San Antonio with strong academics, extensive extracurricular programs, and well-established experience supporting military families through PCS transitions.

$350K–$480K — The heart of the Lackland military buyer market. Strong new construction options throughout the Alamo Ranch and Potranco corridors, established resale in the northwest, and good Northside ISD access. This is where BAH for most mid-grade enlisted and junior officer families lands, and the market reflects that — lots of inventory and strong competition in this range.

$480K–$600K — Move-up tier. Larger homes, better finishes, more lot size, and communities with additional amenities. Helotes comes into play at this level. Some of the premium Alamo Ranch communities.

$600K+ — Far west luxury tier, Helotes custom and semi-custom, and for families willing to commute, the outer suburbs including Boerne. At this level the options expand significantly.
