Luxury Neighborhoods in San Antonio
San Antonio has several distinct luxury housing markets, from guard-gated communities near I-10 to established neighborhoods closer to downtown and custom estates throughout the Hill Country. If you’re relocating, the location and type of community you choose will shape your daily routine as much as the home itself.
Where to Find Luxury Homes in San Antonio
Luxury homes are spread across San Antonio and the surrounding Hill Country, with quite a bit of variety in the neighborhoods themselves.
The northwest side has established gated communities, golf course properties and custom homes along the edge of the Hill Country. North San Antonio offers larger homes in mature suburban neighborhoods, while communities such as Alamo Heights and Terrell Hills have older architecture, established residential streets and closer access to downtown.
Farther out toward Boerne, Bulverde and New Braunfels, you’ll find luxury properties on larger homesites, including custom-built estates with Hill Country views.
These locations offer different housing styles, lot sizes and amenities. A home inside The Dominion may appeal to someone who wants a guard-gated community and access to a private country club, while a custom property in Cordillera Ranch may be more appealing to someone looking for acreage and outdoor recreation.
When I’m helping someone relocate, I like to understand which parts of that lifestyle matter most before we begin comparing individual properties.
Gated Luxury Communities in Northwest San Antonio
Northwest San Antonio has some of the region’s most established gated neighborhoods, particularly around the I-10 corridor, Loop 1604 and Scenic Loop Road.
The area offers a mixture of older custom homes, newer construction and estate properties on larger lots. The communities also vary in their gate arrangements, amenities and overall setting.
The Dominion
The Dominion is one of San Antonio’s most recognizable luxury communities, located along the I-10 corridor northwest of Loop 1604.
This established, guard-gated neighborhood includes several residential sections with different architectural styles and lot sizes. You’ll find traditional custom homes, Mediterranean-inspired properties, newer contemporary construction and smaller villa-style residences.
The Dominion Country Club is another part of the community’s identity, with golf, tennis, fitness, dining and social facilities. Club membership is separate from the homeowners association and isn’t automatically included when purchasing a home.
The location provides access to The Rim, La Cantera, USAA and other northwest San Antonio destinations. Buyers who want a gated neighborhood without moving farther into the Hill Country often begin their search here.
Anaqua Springs Ranch
Anaqua Springs Ranch offers a different setting, with custom homes on spacious lots surrounded by the wooded terrain of northwest Bexar County.
The community has guarded access, winding residential roads and homesites that commonly range from approximately one to three acres. Properties vary in design, with many taking advantage of the natural landscape and larger outdoor spaces. There’s also a community park with recreational facilities and trails.
Anaqua Springs Ranch is particularly relevant for buyers who want substantial separation between homes but still need reasonable access to the I-10 corridor and northwest San Antonio.
Because these are larger properties, the terrain, septic systems and maintenance responsibilities deserve more attention than they might in a conventional subdivision.
The Canyons at Scenic Loop
The Canyons at Scenic Loop is a gated custom-home community in northwest San Antonio, near the Hill Country edge of the city.
Homes are built along elevated terrain with a mixture of wooded lots, sloping homesites and long views across the surrounding hills. The architecture ranges from traditional Hill Country designs to more contemporary custom construction.
The setting is one of the defining features, although the terrain also affects how individual properties are laid out. A home with dramatic views may have a steep driveway or outdoor space that’s arranged across multiple elevations.
Nearby communities such as Cresta Bella and Cantera Hills provide additional custom-home options in the broader Scenic Loop and La Cantera corridor.
For buyers who want northwest San Antonio access but prefer a custom-home neighborhood over a golf community, this area can be a good option.
Bloomfield Hills
Bloomfield Hills is a smaller gated neighborhood in northwest Bexar County, near the I-10 and Loop 1604 corridor.
The community features custom homes on larger residential lots, with private roads, underground utilities and a more secluded setting than many nearby suburban developments.
The home designs and lot configurations vary, and some properties take advantage of the elevated terrain and surrounding trees.
Bloomfield Hills can be an interesting option for buyers who want a gated custom-home community near La Cantera and The Rim without purchasing in one of the larger master-planned neighborhoods.
Luxury Neighborhoods in North San Antonio
North San Antonio has a different collection of luxury properties, particularly around Stone Oak, Sonterra, Shavano Park and the Loop 1604 corridor. These areas include established subdivisions with mature landscaping, custom homes and convenient access to shopping, restaurants and major employment corridors.
Sonterra
Sonterra is an established country club community in north San Antonio, near Stone Oak and the US-281 corridor.
The surrounding residential neighborhoods include custom and semi-custom homes, with gated sections and a variety of architectural styles. Some properties overlook golf course areas, while others sit along traditional residential streets with mature landscaping.
The Club at Sonterra has two golf courses, along with tennis, fitness, swimming and social facilities. Buyers interested in club amenities should confirm current membership options and any associated costs separately from the home purchase.
Sonterra may appeal to buyers who prefer an established north San Antonio location and want to remain closer to the daily conveniences of Stone Oak.
Shavano Park and Shavano Highlands
Shavano Park is a small incorporated city in north-central San Antonio, known for its established residential areas and a mixture of traditional homes and substantial custom properties.
Some homes sit on larger wooded lots, while others are located in neighborhoods developed more recently. The city has a different residential character from the larger master-planned communities farther north.
Nearby Shavano Highlands offers gated luxury homes with newer construction and larger residential lots. For buyers comparing these areas, it’s important to distinguish between the incorporated City of Shavano Park and nearby subdivisions that use the Shavano name. Property taxes, city services and neighborhood requirements depend on the actual address.
Rogers Ranch is another established north San Antonio community to consider, with both gated and non-gated sections, mature trees and neighborhood recreational amenities. You can explore more of the surrounding area in my Stone Oak Community Guide.
Hill Country Luxury Communities Near San Antonio
For buyers who want acreage, custom construction or more separation from neighboring homes, the Texas Hill Country offers another group of luxury communities. These properties can provide wooded acreage, elevated views and access to outdoor recreation. They also introduce considerations involving terrain, utilities, road access and the distance to everyday destinations.
Cordillera Ranch
Cordillera Ranch is a large master-planned community in the Hill Country near Boerne, known for its custom estates, acreage properties and extensive recreational offerings.
The neighborhood includes wooded homesites, rolling terrain and properties overlooking the surrounding hills. Some homes have substantial acreage, while others are located within smaller residential sections.
The Clubs of Cordillera Ranch offer golf, equestrian facilities, river recreation, fitness, tennis, swimming and other activities through different membership options. Membership arrangements can vary by property, so buyers should confirm the specific requirements and available privileges before purchasing.
Cordillera Ranch is a community where the property and surrounding landscape are often just as important as the house. Buyers considering this area should pay attention to lot topography, maintenance, utility arrangements and how the location fits their regular travel needs.
My Boerne Community Guide covers the surrounding area, housing options and daily life in more detail.
Belle Oaks Ranch
Belle Oaks Ranch is a gated community in Bulverde, with newer custom homes and acreage homesites in a wooded Hill Country setting.
The neighborhood has a mixture of completed residences and construction opportunities, with home designs ranging from traditional Hill Country architecture to more contemporary styles.
Homesites are generally larger than those found in typical suburban developments, giving buyers additional outdoor space and more flexibility in how the property is arranged, subject to community restrictions.
Belle Oaks also includes recreational amenities such as a community pool and sports courts. This is an area where the location of the individual lot matters. Trees, slope, drainage and the position of neighboring homes can make one property quite different from another, even within the same development.
For more about the surrounding area, see my Bulverde Community Guide.
Vintage Oaks at the Vineyard
Vintage Oaks is a large master-planned Hill Country community outside New Braunfels, offering custom homes, acreage homesites and extensive neighborhood amenities.
The community includes both gated and non-gated residential sections, so access arrangements and neighborhood requirements depend on the specific property.
Amenities include swimming pools, a lazy river, fitness facilities, sports courts and walking trails. The development also includes different homesite sizes and settings, from wooded parcels to elevated lots with long views.
Vintage Oaks has a more amenity-oriented neighborhood environment than some of the smaller rural estate communities. Its location near New Braunfels is another consideration, especially for buyers comparing northern San Antonio with the corridor toward Austin.
My New Braunfels Community Guide explains more about the surrounding area.
Other Hill Country Luxury Options
Fair Oaks Ranch and Tapatio Springs are also part of the broader luxury housing conversation around Boerne.
Fair Oaks Ranch includes established custom homes, golf-oriented properties and larger residential lots, with gated and non-gated neighborhoods depending on the location.
Tapatio Springs has a golf and resort setting in the hills outside Boerne, with residential properties that take advantage of the surrounding terrain.
These areas are worth comparing with Cordillera Ranch when buyers are interested in Hill Country scenery but have different preferences for acreage, amenities and neighborhood size.
Established Luxury Neighborhoods in Central San Antonio
Luxury living in San Antonio isn’t limited to gated entrances, golf courses or newer custom estates. Several of the city’s established central neighborhoods offer substantial homes, mature trees and architecture that reflects decades of development.
For buyers who appreciate older homes and want convenient access to downtown, these communities provide another direction for the search.
Alamo Heights
Alamo Heights is a small incorporated city north of downtown San Antonio, with established residential streets, older architecture and a mix of home sizes. Luxury properties here may include extensively renovated traditional homes, newer custom construction or substantial residences on established lots.
The neighborhood has a strong connection to the Broadway corridor, with nearby restaurants, shopping, museums and access to central San Antonio destinations.
Buyers often find considerable variation between houses, even on the same street. The age of the home, renovation history, lot configuration and condition of major systems are important parts of evaluating a purchase.
My Alamo Heights Community Guide goes into the housing and location in more detail.
Terrell Hills
Terrell Hills is another small incorporated city in the central San Antonio area, located near Alamo Heights and JBSA-Fort Sam Houston. The residential streets include established custom homes, traditional architecture and larger properties with mature landscaping.
Some houses retain much of their original character, while others have been substantially updated or replaced with newer construction.
Terrell Hills may be of particular interest to buyers who want a central location, larger residential properties and access to the surrounding Broadway and Alamo Heights area. As with neighboring Alamo Heights, the differences between individual properties can be significant, especially when comparing renovations and homes built during different periods.
Olmos Park
Olmos Park is a small incorporated city northwest of Alamo Heights, with distinctive older architecture, established trees and residential streets developed over several decades.
Homes range from traditional and historic-era properties to extensively renovated residences and custom construction. The neighborhood offers proximity to central San Antonio while maintaining a primarily residential setting.
Buyers interested in this area often appreciate architectural character and the mature landscape, although older properties may require closer attention to previous renovations, drainage, structural conditions and maintenance.
Nearby Monte Vista is another neighborhood to consider for larger historic homes and distinctive architecture, particularly for buyers drawn to San Antonio’s older residential areas.
Comparing Luxury Neighborhoods in San Antonio
The type of neighborhood you choose has a significant effect on the homes available and the ownership experience.
In a gated community such as The Dominion, the neighborhood structure, controlled access and country club options may be important considerations. In central San Antonio, a buyer may place more emphasis on architecture, mature landscaping and proximity to downtown.
Acreage communities introduce another set of priorities. A large property in Cordillera Ranch or Anaqua Springs Ranch may offer more outdoor space, but it may also require additional maintenance and specialized property evaluations.
The age of the home matters, too. A newer custom residence in Belle Oaks Ranch presents different inspection and maintenance considerations from a renovated mid-century property in Terrell Hills.
I’ll also want to understand how frequently you’ll be traveling into San Antonio, where you’ll be working and what destinations are part of your regular routine. A neighborhood that looks close on a broad map may require a very different drive depending on the actual address and time of day.

What to Consider Before Buying in a Luxury Community
There are a few details I’d pay particular attention to when evaluating luxury properties around San Antonio.
HOA Rules and Country Club Memberships
Gated communities often have homeowners associations with specific requirements for property maintenance, exterior changes, construction and other aspects of ownership. Some also have private roads, gate-related expenses or separate assessments.
Country club memberships are another consideration. Buying a home in a golf community doesn’t necessarily include membership, and available membership levels, initiation fees and privileges may differ.
Custom Homes and Property Condition
Luxury homes are often highly individualized, which can make direct comparisons more difficult. A custom home may have unusual construction details, extensive outdoor improvements, specialty systems or features that require additional maintenance.
When comparing properties, I pay attention to the condition and functionality of the home, the lot and the improvements that contribute to its value.
Depending on the property, we may need additional evaluations beyond a general home inspection, particularly for pools, foundations, drainage, specialty equipment or rural utility systems.
Property Taxes and School Boundaries
Property taxes vary by location and applicable taxing jurisdictions, even when homes have similar purchase prices.
This becomes particularly important when comparing properties within San Antonio, smaller incorporated cities and communities farther into the Hill Country.
School district boundaries also need to be verified by property address. A neighborhood name, ZIP code or nearby school doesn’t always establish which district or campus serves a home.
My San Antonio Property Tax Guide explains what buyers should review when estimating their ownership expenses.
Buying a Luxury Home in San Antonio From Out of State
If you’re relocating from another state, we can begin narrowing down luxury neighborhoods well before you arrive in San Antonio.
The first part of that process is understanding the locations and property types that interest you. Once we have a clearer direction, we can compare available homes, research the neighborhoods and arrange detailed virtual showings.
For higher-end properties, I’ll want to give particular attention to features that aren’t always apparent in professional listing photography. The relationship between the house and its lot, neighboring properties, outdoor spaces, construction quality and overall condition can all influence the decision.
Some buyers prefer making one focused trip to tour their final choices. Others need to handle more of the process remotely, including inspections and transaction coordination.
I help buyers work through those arrangements while managing the San Antonio side of the purchase. My Buying a Home Remotely in San Antonio Guide explains how that process works.
Questions About Luxury Neighborhoods in San Antonio
What are the best gated communities in San Antonio?
The Dominion, Anaqua Springs Ranch, Sonterra and The Canyons at Scenic Loop are among the gated communities buyers frequently compare. Cordillera Ranch near Boerne is another option for buyers interested in a Hill Country estate setting. The differences include location, home styles, lot sizes, access arrangements and community amenities.
Where are the most expensive neighborhoods in San Antonio?
Higher-priced homes are found in several parts of the metro, including The Dominion, Alamo Heights, Terrell Hills, Olmos Park and custom-home communities along Scenic Loop. Luxury estates also extend into the Hill Country around Boerne and Bulverde. Individual property values vary considerably within each community.
Which luxury neighborhoods are near La Cantera?
The Dominion, Bloomfield Hills, The Canyons at Scenic Loop, Cresta Bella and other northwest San Antonio custom-home communities are located in the broader I-10, Loop 1604 and Scenic Loop corridor. Where can I find luxury homes with acreage near San Antonio?
Anaqua Springs Ranch, Cordillera Ranch, Belle Oaks Ranch and parts of Vintage Oaks offer larger homesites and custom residences.
