San Antonio Medical Center: One of the Largest Employment Corridors in Texas
The South Texas Medical Center sits in northwest San Antonio along the IH-10 and Fredericksburg Road corridor. It’s one of the largest medical complexes in the United States, with 75 institutions, 12 major hospitals, and over 30,000 employees. Major employers include UT Health San Antonio, University Health, Methodist Healthcare System, Baptist Health System, Christus Santa Rosa, the Audie Murphy VA Medical Center, and dozens of research institutions and affiliated practices. USAA’s headquarters sits nearby on IH-10, adding another major employment anchor to the corridor.
That concentration of employment creates a specific housing search dynamic. The Medical Center sits far enough from downtown San Antonio that commuting from the east side or northeast doesn’t always make sense. And because physicians, nurses, researchers, and other healthcare professionals often work long or irregular hours, minimizing drive time matters more here than it does for a typical 9-to-5 commute.
The good news is that the Medical Center’s northwest location puts it within reach of some of San Antonio’s most desirable communities: established neighborhoods with large lots and character, north SA’s polished suburban infrastructure, the far west corridor’s newer construction, and even some Hill Country options for those with flexible schedules.

10 to 20 Minutes: Closest Established Options
Castle Hills
Castle Hills is an incorporated city completely surrounded by San Antonio, sitting along the Blanco Road corridor between Loop 410 and Loop 1604. It is one of the best-kept secrets in the San Antonio residential market for Medical Center employees. There are custom and semi-custom homes on heavily wooded, generously sized lots from the 1950s through 1980s, with a settled established character that feels different from anything in the suburban areas at this price point.
The combination of 10 to 15 minute Medical Center commute, Northside ISD access, mature neighborhood character, and price points running from approximately $400,000 to $900,000 makes Castle Hills a frequent landing spot for physicians and researchers who want established quality without paying Alamo Heights prices. USAA runs 15 to 20 minutes.
Best for: Medical Center employees and researchers who want established custom home character at a central location with a short commute. Particularly strong for physicians relocating from markets where mature established neighborhoods are the norm.
Inwood
Inwood is a smaller gated community along the Fredericksburg Road corridor in west San Antonio. It is one of the most direct routes to the Medical Center from any residential neighborhood in the metro. The gated character, established custom homes from the 1980s and 1990s on generous lots, and 10 to 20 minute Medical Center commute make it a great option for healthcare professionals who want security and privacy at an accessible luxury price point.
Homes generally run from approximately $500,000 to $1.2 million. Northside ISD. USAA runs 15 to 25 minutes.
Best for: Medical Center employees who want gated privacy, established custom character, and one of the shortest commutes available from any residential neighborhood to the Medical Center.
Terrell Hills
Terrell Hills is an incorporated city adjacent to Fort Sam Houston and immediately north of Alamo Heights. Custom homes from the mid-20th century on larger lots with mature trees, a central location, and 15 to 20 minute Medical Center access make it a practical prestige address for senior medical professionals.
Homes run from approximately $500,000 to $1.2 million. San Antonio ISD serves most of Terrell Hills. Proximity to Alamo Heights means many buyers research both simultaneously. Alamo Heights ISD is the primary reason buyers choose Alamo Heights over Terrell Hills when schools are a priority.
Best for: Senior medical professionals who want a prestige central SA address with established custom home character and a practical Medical Center commute.
15 to 25 Minutes: Strong Value Options
Alamo Heights

For Medical Center employees, the benefits are obvious: 15 to 20 minutes to the Medical Center, top-ranked Alamo Heights ISD, walkable neighborhood character, and a residential identity that stands apart from anything else in the metro. The school district premium means that price points run from mid $500Ks into the millions. But for families where school district is the primary decision driver, no other address near the Medical Center competes with it.
Shavano Park
Shavano Park sits in north-central San Antonio between Loop 1604 and Loop 410, with easy access to both the Medical Center (20 to 28 minutes) and USAA (15 to 20 minutes). Northside ISD, established larger-lot character, and a quiet residential identity make it a consistent choice for Medical Center and USAA employees who want north-central SA’s location advantages without the full Alamo Heights price point.
Homes run from approximately $500,000 to $800,000. Shavano Park is one of the more underrated communities in the metro for the combination of commute access, school district, and established residential character it delivers at its price point.
Leon Valley
Leon Valley is an established independent city on the northwest side along Bandera Road inside Loop 1604. Northside ISD at the most accessible price point in the district, with a 20 to 28 minute Medical Center commute. For healthcare employees earlier in their careers or on tighter budgets who need Northside ISD and a reasonable commute, Leon Valley delivers real value. Homes here are older and primarily resale, but prices in the low $200Ks to $450Ks are more accessible compared to everything else near this corridor.
20 to 35 Minutes: Suburban Options With Strong Infrastructure
Stone Oak
Stone Oak sits 20 to 30 minutes from the Medical Center along US-281 south, which is a manageable commute that brings the full north SA suburban infrastructure within reach. NEISD schools, the highest retail and dining options in the north SA corridor, polished established suburban character, and price points from the mid $300Ks to $700K+ make Stone Oak one of the most asked about communities for Medical Center employees who want north SA suburban convenience.
Alamo Ranch and the Far West Corridor
The far west San Antonio corridor: Alamo Ranch, the Potranco area, Westover Hills, runs 20 to 30 minutes from the Medical Center via Highway 151 or Loop 1604. Northside ISD, active new construction, and value-driven price points from the low $300Ks to $600K make this the primary landing spot for Medical Center employees who want newer construction and the best price-per-square-foot in the metro. 30 to 45 Minutes: Hill Country Options for Flexible Schedules
For Medical Center employees on hybrid schedules, part-time clinical roles, research positions with flexible hours, or shift-based schedules that allow off-peak commuting, the Hill Country corridor becomes viable.

Should I live inside Loop 1604 or outside it?
Inside Loop 1604 — Castle Hills, Inwood, Terrell Hills — gives you the shortest commutes and the most established neighborhood character. Outside Loop 1604 — Shavano Park, Stone Oak, Alamo Ranch — gives you more new construction options, more suburban infrastructure, and generally more inventory to choose from. Neither is categorically better. The commute difference is typically 5 to 15 minutes, and for Medical Center employees on irregular hours the distinction matters more than for standard commuters.
Is it better to live north or west of the Medical Center?
The Medical Center sits in a position where both directions work. West — Castle Hills, Inwood, Leon Valley — gives you the shortest commutes and established character. North — Shavano Park, Stone Oak — gives you the best suburban infrastructure and school district options. Far west — Alamo Ranch, Westover Hills — gives you the best new construction value. What school districts are near the Medical Center?

Alamo Heights ISD serves only the city of Alamo Heights — the most prestigious option near the Medical Center but limited to that specific community. The far west corridor — Alamo Ranch, the Potranco area — has the most active new construction within a reasonable Medical Center commute. Most of the communities with shorter commutes (Castle Hills, Inwood, Terrell Hills, Shavano Park) are primarily established resale markets with limited new construction. If newer construction is a priority, the far west corridor is the strongest option in this commute zone.
