Living in Hollywood Park, Texas

Hollywood Park is a small incorporated town tucked into North San Antonio near US-281 and Loop 1604. Mature trees, established homes and larger lots give it a completely different feel from nearby Stone Oak, while its location keeps shopping, medical care, the airport and major north-side corridors relatively close.

Hollywood Park at a Glance

Hollywood Park is easy to miss if you’re researching San Antonio from out of state because it looks like just another neighborhood on the map. It’s actually its own incorporated municipality, established in 1955, with its own local government and municipal services.

The town sits just south of Loop 1604 near US-281, surrounded by the larger North San Antonio area. Most of the housing is established resale rather than large-scale new construction, and the streets feel noticeably more mature and unique than the master-planned communities farther north.

For relocating buyers, Hollywood Park usually enters the conversation when they like the convenience of the Stone Oak/281 corridor but want an older, more established residential setting with mature trees and less of a newer-subdivision feel.

What Hollywood Park Feels Like

Hollywood Park feels surprisingly removed from the commercial activity around it. Once you turn into the residential streets, the mature tree canopy, wider homesites and older housing make it feel much more established than most of the communities people associate with North San Antonio.

The town began developing in the early 1950s and incorporated in 1955, so much of the housing reflects decades of growth rather than one builder or one master plan. That gives the streets more variation than you’ll find in many newer subdivisions, but it also means buyers need to pay attention to the age and updating history of the individual home.

Wildlife is also part of everyday life here. Hollywood Park maintains a dedicated Deer Committee and wildlife resources, which tells you pretty quickly that deer aren’t just an occasional sighting in this community. If you’re moving from somewhere that doesn’t have that interaction with wildlife, it’s worth understanding how it can affect landscaping, driving and the way you use the yard.

What Are Homes Like in Hollywood Park?

Hollywood Park is primarily an established resale market. Buyers will find a mix of ranch-style homes, traditional two-story homes, renovated properties and houses that still have much of their original character.

One of the reasons buyers notice the area is the amount of space around many of the homes. Lots are generally more generous than what you’ll see in many newer North San Antonio subdivisions, and mature oaks and older landscaping are a big part of the streetscape.

The age of the housing means condition matters more than the subdivision name. A beautifully updated kitchen doesn’t tell you when the roof, HVAC, plumbing or electrical systems were last addressed, so I want buyers looking at the complete property rather than assuming that “recently renovated” means everything has been updated.

New construction is limited compared with Stone Oak’s outer edges, Timberwood Park, Bulverde or the Hill Country. When newer construction does appear, it is more likely to be a smaller infill opportunity, a replacement home or part of one of the limited newer enclaves rather than a large production community.

If your priority is a brand-new home rather than an established neighborhood, my San Antonio New Construction Guide will give you a much broader set of options.

What Relocating Buyers Should Know About Hollywood Park

Hollywood Park tends to make sense for buyers who like established neighborhoods and want to stay close to North San Antonio rather than moving farther into the newer growth corridors.

The biggest thing I want relocating buyers to understand is that the house matters more here than the subdivision label. Two homes a few streets apart may have very different levels of updating, systems, lot characteristics and renovation needs. I spend more time looking at the condition and history of the individual property than comparing builder packages the way I would in a newer community.

Inventory can also be limited simply because Hollywood Park is a small, established town. If this is one of your preferred areas, I usually compare it alongside Stone Oak, Shavano Park and other nearby North San Antonio options rather than building the entire search around one tiny geographic area.

And if you’re buying remotely, this is the kind of neighborhood where a video walkthrough needs to show more than the inside of the house. I want you to see the street, neighboring homes, tree coverage, lot layout and overall setting because those are a major part of why someone chooses Hollywood Park in the first place.

Location and Getting Around North San Antonio

Hollywood Park sits near the intersection of US-281 and Loop 1604, which puts it in the middle of one of San Antonio’s most developed north-side corridors. Stone Oak, medical offices, major retail, restaurants and everyday services are all concentrated around the surrounding 281/1604 area.

The location also gives buyers mostly straightforward access toward the airport and central San Antonio compared with communities farther north along US-281. That can be a big difference if you like the North San Antonio location but don’t want to push as far out as Timberwood Park, Bulverde or Spring Branch.

As with every part of San Antonio, I still want relocating buyers to test the actual commute they’ll be making. US-281 and Loop 1604 can both become congested during peak periods, so the convenience of the location depends partly on which direction you need to go every day.

Parks, Pool and Community Amenities

Hollywood Park maintains Voigt Park and Voigt Center, which include a community pool, tennis, basketball and volleyball courts, a playground, picnic areas and event facilities. Because Hollywood Park is its own town rather than just one subdivision, these amenities are tied to the municipality and community rather than a typical master-planned HOA amenity center.

The Hollywood Park Community Association also organizes events and community activities throughout the year. Some smaller developments within the area may have their own HOAs or recorded restrictions, so I still verify the specific property rather than assuming every home follows the same rules.

Schools in Hollywood Park

Hollywood Park is served by North East Independent School District, but the exact elementary, middle and high school assignment depends on the property address. The surrounding area includes schools within NEISD’s Churchill cluster, among others, so I recommend verifying the current attendance boundary for any home you’re seriously considering.

Because school boundaries and programs can change, I don’t rank neighborhoods by schools or rely on an old listing’s assignment. My San Antonio Schools Guide explains how I recommend researching districts and individual campuses when schools are part of your relocation decision.

Property Taxes, City Rules and Older Homes

Because Hollywood Park is its own municipality, the property taxes include the town along with the other taxing entities that apply to the individual property. I always want buyers looking at the actual tax record and current exemptions rather than estimating the payment from a nearby San Antonio property. Hollywood Park publishes its own municipal tax information, and my San Antonio Property Tax Guide explains the overall Texas tax structure.

The town also has its own permitting requirements. Building work, tree trimming and certain other projects can require permits through Hollywood Park, which matters if you’re buying an older home with plans to remodel or make major exterior changes.

That very specific local information is something I want buyers that are considering renovations to know before they assume they can immediately start removing trees, changing structures or beginning a major remodel after closing.

Hollywood Park vs. Nearby North San Antonio Areas

Hollywood Park vs. Stone Oak

Hollywood Park is older, more established and generally less master-planned. Stone Oak gives buyers a much larger inventory of subdivisions, gated communities and newer housing, while Hollywood Park appeals more to buyers who like mature streets, larger lots and a more individual feel close to the same north-side amenities.

Explore Stone Oak

Hollywood Park vs. Shavano Park

Both are small incorporated communities surrounded by San Antonio, with established housing and larger lots in many sections. Shavano Park tends to sit in a higher price range and has stronger access toward the I-10 corridor, while Hollywood Park keeps you closer to US-281 and Stone Oak.

Hollywood Park vs. Timberwood Park

Timberwood Park sits much farther north and feels more Hill Country-adjacent, with larger properties and a less central location. Hollywood Park gives buyers an established, tree-filled setting without moving nearly as far away from central North San Antonio.
